Mortgage Application Checklist
The following lists the documents that a lender may require in
order to process your application. You should ask your lender
specifically which documents will be necessary. Having them
readily available will help expedite the application process.
Income Documents
Salaried or Hourly Employment
- W-2 forms for the last two years
- Pay stubs showing year-to-date income
Self-Employed
- Complete copy of 1040 federal tax return for the last two years
- Copy of year-to-date profit and loss statements
- W-2 or 1099 for the past year, if applicable
- Pay stub showing year-to-date income, if applicable
Other income
- Retirement income: Social Security award letter or pension award letter
- Rental income: copy of lease or rental agreements for all properties for the previous year, complete tax return for the previous year, including Schedule E
- Child support/alimony: evidence of receipt for previous year, and bank statements showing the deposits
Asset Documents
- Recent account statements for checking, savings or other asset accounts
- Copies of titles to any fully owned motor vehicles
Purchase Loan Documents
- Copy of the fully executed purchase contract
- A copy of the cancelled earnest money check, if applicable
Debt Documents
- Recent credit card statements
- Creditor contact information for any other loans
